The Link Club Broker Partner Program is for licensed real estate agents who introduce and educate buyers on fractional real estate ownership through Link Club. Participating agents act independently on behalf of their clients. All compensation is paid to the agent’s licensed brokerage of record, in accordance with applicable law.

How it Works

As a participating Agent, your role is to:
  • Introduce prospective buyers to Link Club using approved marketing materials and your unique agent link.
  • Educate clients on the fundamentals of fractional real estate ownership, including ownership structure, usage rights, and general expectations.
  • Answer general real estate–related questions and help clients understand how fractional ownership fits into their broader real estate goals.
  • Coordinate with Link Club once a client is ready to proceed, while Link Club handles onboarding, documentation, and transaction execution.
Link Club handles:
  • Platform operations, onboarding, KYC/AML workflows, and account setup.
  • Documentation, operating agreements, disclosures, and transaction execution.
  • Settlement and internal ledgering of eligible primary (“pre-linked”) offerings.

Agent Commission Breakdown

This commission structure applies to licensed real estate agents participating through their brokerage of record, for eligible pre-linked primary offerings on Link Club.

As a bonus, the referred client also receives a 50% discount on the Link Club reservation fee for their first purchase.

All commissions are paid to the licensed brokerage of record pursuant to an executed Broker Referral or Co-Brokerage Agreement and applicable law.

Example Scenarios

Example 1 – First purchase

You introduce a client to Link Club who completes their first qualifying purchase of a fractional interest.
→ Your brokerage earns a 3% commission, and the client receives a 50% discount on the reservation fee.

Example 2 – Additional pre-construction purchase

The same client later purchases another eligible pre-construction fraction.
→ Your brokerage earns a 2% commission.

Example 3 – Active unit purchase

The client purchases a qualifying active-unit fraction.
→ Your brokerage earns a 1% commission.

Example 4 – Marketplace resale

If the client purchases a fraction on the peer-to-peer marketplace between existing owners, no commission is paid, unless expressly agreed in writing.

What is a Pre-Linked Fraction?

A pre-linked fraction is an ownership fraction sold directly through the Link Club primary offering flow before it is eligible for P2P resale on the Marketplace. Agent commission applies only to these primary offerings.

How are Commissions Tracked?

  • Your client must sign up or access the platform using your unique agent link.
  • They must complete any required KYC/AML checks.
  • They must purchase eligible pre-linked fractions through the platform.
  • Once the transaction is verified and activated, your commission is will be sent to your participating broker, as per the broker agreement. You can also track your commission in your Agent account.

Who is Eligible?

  • State of Florida: Sales associates and broker associates may participate, only through their employing broker.
  • Out-of-state: Brokers may participate only via a referral agreement with a Florida-licensed broker, where permitted.

Agent Conduct Restrictions

To protect you and Link Club, Agents must follow these restrictions:

  • No guarantees of returns, performance, or appreciation.
  • No legal/tax advice on behalf of Link Club.
  • No handling funds, escrow, deposits, or signatures on behalf of Link Club.
  • No document edits or negotiation of Link Club terms.

Commissions apply only to eligible pre-linked primary offerings (not P2P marketplace resales), pursuant to a signed broker agreement.

Common Questions

How are commissions paid?

After the qualifying purchase is verified and eligible under the broker agreement, commissions are credited and paid to the licensed brokerage of record via the agreed payout method.

Can my brokerage participate if we are out-of-state?

Out-of-state participation is permitted only through a referral agreement with a Florida-licensed broker, where allowed by law.

Can I promote Link Club on social media?

Yes, as long as you use accurate information and do not make unapproved income claims or promises. Whenever possible, link back to official Link Club pages and materials.

How do I Join?
