How to Sell Your Real Estate Fractions

Step-by-step instructions on how to easily sell your real estate fractions.
Click on Choose and Sell My Fractions

Search your real estate fractions for the properties you want to list for sale. Only properties with the “Active” tag will be able to be listed, as only those already built can placed for sale on the Link Club marketplace.

Choose a Unit to List Fractions

Search your list of units for the one you want to sell and select the number of fractions you want to resell. Set the price in dollars within the Link Club Marketplace.

The transaction will be securely processed using Smart Contracts on the Immutable X blockchain and will be recorded in Link Club. You can choose how you want to receive payment from the buyer:

  • Crypto directly to your wallet (e.g., USDC or ETH).
  • Through Escrow and bank transfer (coming soon).

Once the purchase is confirmed, your fractions will be automatically reallocated within minutes (depending on the payment method).

Waiting for a Buyer

You’ll see your active listing on the Marketplace. Once a buyer shows interest in your fraction, you’ll receive a notification inside the platform.

Up to this point, you can freely edit or remove your listing. If a buyer is already interested, you’ll need to first choose wether to accept or reject the offer before you can edit or cancel the your listing.

A Buyer Has Arrived — What’s Next?

When a buyer makes an offer, you’ll be notified. At this stage, you’ll need to confirm your preferred payment method, either through:

  • Direct crypto payment (to your wallet), or

  • Escrow service with bank transfer (additional fees will apply, learn more here).

You’ll then have up to 60 minutes to complete the negotiation process. If this time limit is exceeded, the transaction will be automatically cancelled.

Receipt Confirmation and Next Steps

Confirm receipt of the funds for your sold fractions; you will receive a notification that the buyer has sent the funds (you will see a button to see the buyer’s transfer receipt). Once this is done, your next step is to release your fractions to the buyer.

Note: Fund transfer times will vary, depending on the method of payment you choose (Crypto may take anywhere from 5-30 minutes, Escrow may multiple days).

If there are any issues during the sale, (have no received funds, etc.), we recommend you to open the Appeals process.

Release of Fractions

Click on “Release Fractions” and a window will open where you will have to enter your confirmation PIN that you use to sign documents. This will confirm the transfer of the fractions to the buyer’s account.

Note: This process cannot be undone, so we strongly recommend that you verify receipt of funds; the buyer will be notified once you release the fractions.

Congratulations on Your Sale!

Congratulations! Your succesfully sold your Fractions. You will no longer see the fractions in “My Investments.”

Issues during the Sale?

If you have any problems, you have the option of Link Club’s appeals process.

Note: You must first try to resolve the issue by communicating to interested buyers. If there is an issue, then please follow the procedures of the appeal’s process.

During this process, a chat box will appear, where a Link Club Administrator will enter and attempt to resolve the issue by validating that the funds have been sent correctly (correct wallet address/account), based on the information provided by the seller.

Once you enter the appeal’s process, Link Club will utilize prior conversations between buyer and seller, along with records of transfer of funds to accurately resolve the dispute.
