How to Buy a Fraction

A step-by-step walkthrough from browsing properties to receiving your LLC membership and ownership record.

Explore the marketplace

Open the Link Club app or visit app.milink.club and browse available properties. Each listing shows the building name, location, property type, number of fractions available, and current status.

Select a property to view its full details — unit specs, project overview, and available fractions.

Create your account and complete verification

Before you can invest, you need to verify your identity. Link Club uses a secure KYC (Know Your Customer) process — you'll need:

• A valid government-issued ID
• Proof of address
• Basic personal information

Verification is typically completed within minutes. Once approved, your account is fully activated.

Reserve your fraction with a credit card

Once you've chosen a property, tap "Reserve Now" to hold your fraction. A 1.5% reservation fee is charged to your credit card at this step — this secures your spot while the Club fills.

Your reservation is held for 7 days. If the full wire transfer isn't received within that window, your reservation is cancelled and the 1.5% deposit is forfeited.

Send the full payment by wire transfer

After reserving, you'll receive wire transfer instructions by email. The full investment amount must be sent to Link Club's U.S.-based escrow account within 7 days of your reservation.

Your payment is held in escrow until the Club reaches full completion — all fractions sold.

💡 If the Club does not fully complete, you receive a full refund including your reservation deposit, minus any bank transfer fees.

Sign the LLC Operating Agreement

Once the Club is complete (all 30 fractions sold and payments confirmed), you'll be prompted to sign the LLC Operating Agreement electronically using your Signature PIN.

This document is your legal membership record — it lists your name, your fraction percentage, and your blockchain wallet address.

Your ownership is recorded

After signing, your membership is registered in two places simultaneously:

• On the blockchain — the Immutable X smart contract updates automatically to reflect your ownership
• In the LLC ledger — your name is added to the official membership register

You can verify your ownership at any time via the blockchain record or your Operating Agreement.

Track your progress in the Link Club app

Throughout the process, your fraction is tracked in the Investments tab of the Link Club app — moving through three stages as your purchase progresses:

Reserved — fraction is held after your credit card deposit.
Paid — wire transfer received; your fraction is confirmed while the unit closes.
Received — all 30 fractions are sold, the LLC is fully linked. Your fraction is live.

Once your fraction reaches Received status, the IONICA World app becomes your hub for everything that follows — monthly income reports, booking calendars, personal-use night reservations, and your IONICA wallet.
