Your client owns a slice, not the whole unit. The Club distributes monthly rental income to members and reports it in the partner portal.
P2P resale, on the same platform
Members can list their fractions for resale to other approved buyers. Liquidity your clients wouldn’t get on a whole-unit purchase.
Commission
Paid to your brokerage at Club close.
A Club closes when every member has signed and paid their fraction. That is the trigger for commission — a single line item paid to the brokerage, which handles its own splits with the participating agent.
First purchase
Applies to the first fraction your client buys, regardless of the property phase (Pre-Construction or Active).
Additional · Pre-Construction
On every additional fraction your client buys in a property that has not yet opened for guests.
Additional · Active
On every additional fraction your client buys in a property already generating monthly rental income.
- Commission is paid once, at Club close — not per-fraction sign-up, not on reservation.
- No commission on P2P resales. Only primary Club closes trigger commission.
- Rates are the standard offer. Higher rates and volume tiers are negotiable in the signed Compensation Agreement between LINK and your brokerage.
- Compensation Agreement is executed with the brokerage, not with individual agents. Agents receive their share from the brokerage per its own policy.

Apply
Your brokerage submits the short form below. Bring the DBPR license number and a contact for the responsible broker.

Approval
LINK reviews DBPR standing and portfolio fit, then confirms terms with the brokerage principal. Usually within 2 business days.

Sign Compensation Agreement
The brokerage signs a written Compensation Agreement with LINK. No commissions accrue on any sale that closes before this is signed.

Training & materials
Your team gets a product briefing, the current Miami portfolio deck, sample Club economics, and legal FAQs to answer client questions.

Sell & earn at Club close
Introduce, advise, close. Commissions land in the brokerage ledger the moment the Club closes with all members signed and paid.
Eligibility
Who we onboard.
The Compensation Agreement is signed between LINK and your brokerage — not with individual agents. Agents work on behalf of the brokerage that holds the agreement.
Active Florida real estate license
The responsible broker of your firm must hold an active FL license. Agent applications are handled by their brokerage, not directly by LINK.
Brokerage in good standing with DBPR
The Florida Department of Business and Professional Regulation shows the brokerage as active, non-suspended, and free of open disciplinary actions.
International & out-of-state via co-brokerage
Brokerages licensed outside Florida participate through a co-brokerage or referral relationship with a licensed FL broker in the LINK program.
